This is an example of our Smart Staging Team’s work, decorating a completely empty century home at 508 Main Street in Glen Williams, Ontario.  The staging work really LAUNCHED this one to a whole new level.

The owners were thrilled with how we took their “empty box” and transformed it into a space that looked like a real home.  Have a look at the video to see more!

Lots of extra marketing…

We spent hours digging through our staging warehouse to find pieces that would be at home with the traditional setting, but also items that were modern enough that they complemented the original design elements AND appealed to a more modern buyer.

The home was a mix of new and old features, and our design had to incorporate that same balance.

Scale was important, too.  It was not an open concept home, so we had to be very careful with the scale of furniture.  Even though the home had more than 2,500 square feet of living area, it was made up of many independent rooms that needed to have their own identity, while also creating flow and consistency between those rooms.

We did everything possible to market this home, including researching the history (all the way back to the mid-1850’s), drone photography, floor plans, sponsored social media posts, and we knocked on every door in the area and emailed every single agent that sold more than two houses in Halton Hills.  Agents open houses, and even a special open house during the Canada Day parade.

The previous owners, who had the home in the family for more than 100 years, even emailed us and said “thank you” for bringing the home up to such a high level.  That’s one we don’t hear every day!

We hung flowers and watered them every day.  We mowed the grass because the owners lived far away.  Whatever it was going to take, we did it.

So what happened next?

Then in the summer of 2018, the home was sold to a young couple for $75,000 more than a similar-sized home, with similar upgrades & features, sold a few weeks before in the neighbourhood.

Plus, we know it went for top dollar because it sold for $60,000 MORE than the bank’s independent appraisal value.

Let’s just repeat that for a second, so it’s super clear… a third party that wasn’t involved with the sale, after reviewing all of the sales in the area, believed that the buyers paid SIGNIFICANTLY higher than market value for this property.

While we’d like to think that we’re very skilled negotiators, we can be honest with ourselves.  None of this would have happened with an empty home.  The premium attached can only be explained by the buyer’s emotional connection with the home, which was supported by seeing the example of how THEY could live in the home.
