Did you see the semi-detached home in Mississauga that sold with 85 offers at the end of January?

It was a BIG news story.

Just Google “85 offers Mississauga” if you don’t believe it… and you’ll find the most famous address of 2024 at 3479 Longleaf Court.

They had almost 300 showings to the house.

List price $750,000, sold for $999,999.

About 10 days later in mid-February, we listed a semi-detached just north of this home on Jefton Crescent.

The market value of our listing was probably $30,000 to $40,000 less than the other sale based on features and differences in upgrades.

But there was a lack of competition, which is ALWAYS a good thing for any seller.

So we tried listing for $25,000 less at $975,000.

Fair value, not wasting anyone’s time.

Possibly leaving a little negotiation room, or maybe we could stick to the number because of the scarce options for buyers.

A few days later, we had two offers compete, and we sold it for $3,000 over asking.

No news articles or reporters outside the house.  Probably a few thousand hours of time saved between buyers and their agents using our approach… to get possibly even a better result.

No “sold over asking” sign outside.

It just said “SOLD”.

That’s just how we roll.
