Milton Price Report

So I decided to do this month’s episode from the car – the weather wasn’t co-operating.  And I used a [gasp] selfie stick.  Don’t judge please.  🙂

I don’t know if there’s ever been a better time to sell a home in Milton.  The sales-to-new listings is very high (75%), and days on the market has dropped significantly from January.

The big problem is that there’s just not enough homes to satisfy demand… especially in the lower price range.  Usually we can count on new construction closings to create more options for buyers, but there weren’t many new homes released in the last year.  Plus, there’s that sneaky little penalty of up to $24,000 if you sell it right after it’s built.  Most people are waiting at least a year once they’ve closed on their builder home until they decide to sell.

Regardless, the fundamentals still apply… good marketing, good photos, and good appearance will always sell a home for more money in less time, no matter how strong the market may be.
