Would you rather have a few extra hundred square feet, but the house needs a little bit of work… or would you rather have move-in ready that’s a little smaller?  Future potential might be higher if you improve the larger one… but it is nice to have a stress-free home where the work is done.  Which one would you choose?

In other news… I’ve noticed an overall improvement in the condition and presentation of most of the listings lately… wonder if it has anything to do with the new mortgage rules and sellers and their agents actually having to TRY to get the home sold.  🙂

Anyways, I’m a big fan of Coulson with the pool, double garage, big bedrooms and basement, because it’s pretty much the wish list for most people in the mature area, but less expensive than some of the streets like Robertson, Gowland, etc.  Norris and Bennett are both wonderful – they should get a lot of action.  And Chambers is the sleeper… it’s a little dated but it has a pool AND a side yard.  And the street is nice and quiet.

Very good list today… consider me impressed!
