Today we’re going to talk about the Lemming Effect… and why a bad pricing strategy can spread like wildfire through a marketplace.

When it comes to the Viva townhouses, maybe I’m wrong, because the bar hasn’t been set yet, but I look at comparative value and what else you can get for the same money, and it’s not equivalent.  Plus, most of those units sold for about $250-270k from the builder.  Even with closing costs and real estate fees, there’s still profit to be made in the low-$300’s.

Anyway, today’s list has 10 properties, and I’ll show you which 20% are close to busy roads, plus we’ll talk about the pros and cons of being close to the proposed university, and ways to showcase premium lots and live/work units, including the different rules of financing live/works. Enjoy!
