One of today’s homes accidentally entered the wrong price, which was obscenely low.  Now it’s fixed.  But it reminded me of a listing on Tremaine that wasn’t having success selling last year, so they tried the $1 listing method.  It flopped.

And recently in Toronto, a seller tried doing the same thing.  See this article.  No commentary today because of a full schedule, but enjoy the music video in honour of the $1 listing.  Forget the small change, give me BIG MONEY WINE!!!!

My thoughts?  Almost everybody looks for a home online these days, and they use price brackets.  I believe that a $1 listing is so low, that you would never start your search there.  Most people searching for a detached home in Milton KNOW that it should be at least $400,000 and likely a lot more.  I don’t think they would start at $200,000 or $100,000 or zero, because they would assume it’s a waste of time.

Without the online eyeballs, you really don’t have anything.  Buyers won’t come see a house if they are not aware it even exists.

I set client email notifications up all the time through the MarketWatch instant update system, and I hardly ever put the price range down to zero.  I don’t want rentals to clutter up the notifications.

In conclusion, I think it’s a dumb idea.

Moving on… one of your best investments is paint.  And I worry that the wall colours on the main floor of Edwards may turn away some buyers.  Assuming they had the time and/or the budget, it would have made sense to go more neutral.  I bet they still sell for more – that floor plan recently cracked $570k.

And is it just me, or does the exercise machine in Cedric look like an evil robot controlled by SkyNet in the Terminator movies?  Or a worker droid from Star Wars?  Or perhaps a bad guy to be taken down by RoboCop?

Or maybe I just have a fixation with science fiction and the 1980’s.

Also, maybe they could have opened the pool on Lower Base Line, so it wouldn’t look like a giant green smoothie.  Although that doesn’t look very smooth, it looks a little gross.

Nice lot on Winter Crescent… more than 1/4 acre in town?  That’s something you don’t see everyday.  Same model just sold for more than a million on a regular lot just down the road.  Lots of for sale signs on Winter lately, but I don’t think there’s any reason to panic.  It’s still one of the best streets in Beaty.
