1380 Costigan #62 is a stacked townhouse – so you have the main floor and basement level, and someone else lives on the second and third storeys.  This layout can work well for a downsizer, because the main floor has laundry, kitchen and a master bedroom, with no stairs necessary.  The basement usually has 1-2 bedrooms, plus a rec room and a washroom, which can be good if kids or grown children live in the home, too.  Two parking spots PLUS a garage space are not easy to find in this area, and each separate parking space is worth probably $10k.  I bet this one sells for more than asking.

Also, 961 and 937 Seivert are the same floor plan… on the same street… for $50k difference.  That’s awkward.  Neither one is holding back on offers, and the lower priced one actually looks BETTER to me.  Seems like a pretty lopsided battle.

But be careful – it’s less than 1,700 square feet, with only a family room and kitchen on the main floor.

Most of the homes on Elmwood are probably worth $500-700k, with lots of bungalows on big lots.  But there’s one today on Elmwood for $949k!  Wow, it’s really nice, but I’m skeptical that a 1,200 square foot bungalow can reach that price point.  The “man cave” gives an extra 400 square feet… for sure this one is unique!

Stewart Crescent seems like the price is high (a similar home around the corner sold for low $900’s), but larger bungalows are not easy to find.  I heard a little mouse whisper in my ear that another one may be listing soon backing onto the ravine.

This is the list from OMDREB.  The townhouse on Robert Street is a nice downsize option, and the surroundings are very quiet.  It’s a short walk downtown, which makes this one of the best townhouse locations in all of Milton.
