By far the least expensive way to get a four-bedroom home in Milton right now is to buy Pitfield.  They’re holding back on offers until Wednesday, but I could easily see it selling for more.

Speaking of which… since a bunch of homes listed right now look like good deals because they’re priced aggressively low, I’m going to call out a good OPPORTUNITY.  There’s NO hold back of offers on Whewell.  It’s a Plan 3, 1600 square feet.  And it seems to be priced right on the money.  Same model on Grenke, but it’s a lot more upgraded with a finished basement… and I can almost guarantee Grenke will be in multiple offers – except they’re waiting WAYYYY too long (July 5th).

In this market, you’ve got to be a shopper and pick your spots.  Like 465 Trudeau – they held back on offers but didn’t get them.  To me, $639k is a steal for that model.  Same floor plan on McDuffe is already tied up with an offer for $60k more.  But you really need your finger on the pulse to recognize the good ones.

This past weekend, my clients bully offered on a 2,300 square foot home backing onto a pond… and they got it.  Afterwards, quite a few people in the “know” said we got a great deal – by paying $70,000 over asking.  🙂

Easy pick of the day on Trudeau.  Look at that yard.  It’s already sold by the way… that was fast!

Most interesting pick?  That would be Biason.  It was kind of a leftover lot in a new subdivision, surrounded by new homes, with possibility of being on the Heritage list, if I had to guess.  Otherwise I’m sure the builder would have knocked it down.

And there’s three more in this list from the Oakville-Milton MLS system.  Yes we have two overlapping real estate boards in Milton, and it’s almost as brutal as the photos on Nadalin.
