Today we’ll talk about the three key factors that need to be in place in order to get multiple offers, and the right length of time to wait if you are taking offers on a certain date.

There’s definitely a right way and a wrong way to orchestrate that process… and I’ve seen many agents who have made or cost their clients lots of money by how they handled multiple offers.

My training was forged in the hot Toronto neighbourhoods in the early 2000’s, where it wasn’t unusual to receive 5-15 offers at a time. Compared to that environment, Milton is still pretty tame. But the fundamentals are pretty much the same.

And if an agent is going to make a mistake on a listing, it’s probably not a good idea to screw up the bedrooms. But it happened TWICE in today’s episode.

Pick of the Day ™ is Challinor… it’s not as upgraded as other recent listings, but it’s also priced $10-15k less than the sale price of most of those properties… and being under $400k will really help them with activity.
