One of today’s listings has said that Martha Stewart lives here. I’m pretty sure that’s not true, but I know what they’re going for. But in all seriousness, is Martha still hip?

Is the word “hip” still hip?

I have no idea. But we have a pretty long episode today. We’ll go over everything from assignment sales, occupancy periods and how condos are like small businessethes, to an example of OFFENSIVE pricing, and the best practices for pre-emptive/bully offers on the listing side.

My favourite quote comes from my friend David Fleming:  “Are they lazy?  Do they not want to make 20 phone calls or send 20 emails?”

The answer is yes… most agents in this market are lazy and they let the market do all the work.  But there’s still a huge advantage to being proactive and squeezing every drop out of the marketing and interest.  If you’re considering selling, ask your agent how they would handle a multiple offer.  If they don’t know, or don’t care, then maybe it’s time to find someone who does.
