Hot mess alert! When the agent doesn’t load photos for 5 days, and the description doesn’t make sense, and the street name is spelled incorrectly, it’s safe to say that the results will probably go down for the sellers. All of which are generally avoidable with just a touch of care.

Remember that square footage is the “above grade” measurement of floor space, not including the basement or garage. Many builders try to upsell as “total living space”, but basement space might only be valued at 25-50% of the upstairs square footage. Regardless, I’m pretty sure that Munch used the “total living space” measurement. But it’s still quite nice.

Pick of the Day is Field, and I have a feeling it’s already sold. Top-to-bottom, it’s been meticulously upgraded. We say this all the time – you can’t fake pride of ownership.

One more one-bedroom condo on ground level on the ORTIS MLS list.  Does it back onto greenspace?  If so, I’m thinking this might also be a sleeper pick.  That real estate board allows 50 photos, so there was definitely an opportunity to show the view.
