We start off with a really low-priced townhouse. Why? Mostly two reasons: 1) the electric baseboard heat, and 2) they priced for multiple offers. Expect it to go for more, but the effect of the baseboard heating should keep it from breaking the records for gas heated townhouses.

Then on Manley, have a look at the yard. It’s 140-feet deep, which is more than 90% of the homes in OLDER Milton. That’s good. But there’s no grass. How will that affect their sale? It’s tough to predict, but I would think that 90% of buyers would PREFER at least some grass in the yard.

I would think that removing the stones, plus soil and sod would probably cost between $5,000 to $10,000. Especially if heavy machinery is required and fences need to be taken down.

But… as we mention in the video… all you need is one buyer to fall in love.
