Things are really starting to wind down in terms of new inventory.  There were only six listings from the entire weekend.

What does that mean for a buyer or a seller?

Well, you can look at it from the perspective of a buyer – you just need ONE property… the right one.  So even if inventory is half of what it might be in the spring, if you find the right home, you can often do quite well with less competition from other buyers.

As a seller, the lack of competition can also be a good thing.  For some reason, everybody thinks spring is a good time to list, but I have seen records broken in December and January, mostly because of the lack of inventory.  And think about it this way… if a buyer is shopping for your home in this season, they are serious about buying.  So maybe your total volume of showings would be a little less than the “nice weather” months, but they’re all high quality viewings.

Plus, I tend to look at it this way… if you list and you don’t get your price, you can always try again in the spring.  You had to deal with the inconvenience of showings, but that’s really about all you lost.

Best listing of the day is the Croftside model on McKay on a super “deep” 130 foot lot for $485k, and the inspiration for today’s soundtrack.  That’s a little high for that model, but with the finished basement, upgrades and the 50 extra feet of depth in the yard… I’m quite confident that they’ll be successful.
