Get a detached bungalow… for the same price as a townhouse?

809 Woodward Avenue is a raised bungalow set on a large, mature corner lot in Milton’s Dorset Park neighbourhood, offering a rare mix of everyday convenience, careful upkeep, and flexible living space for families, guests, or multi-generational arrangements.

Exterior & Setting

Set higher above grade, the raised bungalow design creates a greater sense of privacy and separation from the street, especially in the main living area.

Outside, the corner lot gives the property a more open feel, with mature trees, established landscaping, and generous garden space that will become even more impressive as the season unfolds.

When the trees fill in, the setting takes on an almost cottage-like feel.

The front walkway has been re-landscaped, and there is even a stone sitting area off to the side, a welcoming spot to chat with neighbours and enjoy the sense of community this street is known for.

The driveway was widened with a Town-approved curb cut completed in 2022, while the garage has seen practical improvements including a new concrete floor in 2021 and an insulated garage door in 2022.

Main Floor

The main level offers three bedrooms, a full four-piece washroom, and a layout that feels both functional and connected.

The renovated kitchen was upgraded in 2009 with tall cabinetry and granite counters, and a half wall opens it to the adjoining living and dining areas, creating an L-shaped main living space that works well for both day-to-day life and entertaining.

Additional windows were added to bring in more natural light, and the elevated design of the home enhances the comfort and privacy of the principal rooms.

Lower Level

The basement adds valuable flexibility, with a rec room, kitchenette, four-piece washroom, and a fourth bedroom that works well for guests, older children, or extended family.

Whether used for multi-generational living, a private guest zone, or simply extra room to spread out, this lower level offers options that are increasingly hard to find.

Care & Convenience

This is a home that has been meticulously maintained, with manuals kept for everything and an ESA certificate for the wiring available.

Beyond the property itself, the location is one of Dorset Park’s strongest features.

From here, you can walk to doctors, Longo’s, Superstore, the Arts Centre, and the library, with public transit nearby and GO access within walking distance for commuters.

There is also quick access to Highway 401, plus the convenience of a corner store just down the street for everyday essentials.

Just as important, the neighbourhood offers a genuine sense of connection, where neighbours check in on one another, help with snow clearing, and still stop to ask how you’re doing.

About the Neighbourhood

Dorset Park

The next area to develop after the downtown/Old Milton core was Dorset Park in the 1970’s. This area is characterized by many small cul-de-sac crescents which are perfect for kids, and the many styles of homes – bungalows, split levels and two-storey homes, all on very respectable 50-foot lots (or so). There are lots of walking trails winding through the area, with a cluster of townhouses and an iconic Mac’s convenience store in the middle near Woodward and Wilson.
