There’s a different set of rules when you market a vacant house, and the one on Challinor could use some help.  Buyers notice every flaw when it’s vacant, so you have to make sure there are no scuffs, nicks or ugly window coverings. On the bright side, they’ve priced it probably under market value, so they will certainly get lots of activity and a sale price OVER asking.  But if my life was on the line to get the best price, I would have done things a little differently.

Two Mattamy Croftsides in the list today. The one on Kerr is going to go over asking but the fireplace can make furniture placement tricky. It can be as much a blessing as a curse. Stark has better finishes and a finished basement but sometimes “less is more” in today’s market.

I remember when we smashed the record for a Croftside at $312,000 years ago.  Ha!

I’m surprised that Bradley Terrace hasn’t sold yet … especially with the extra deep lot and good floor plan. The mansion on Steeles at one point was asking over $5 million, so at this new price point it’s a pretty good deal …. if you’re ready to write a cheque for that amount.  🙂
