We start off today’s episode with a Village Town Home that is really pushing the price envelope, based on an ASKING price for another home.  Sometimes I have to explain to people that they can ASK whatever they want… it’s the ones that SELL that I’ll pay attention to.  I’m not saying it’s impossible, but to break a record requires a lack of inventory, good demand and a house with no major objections (aka it shows nicely).  The Village Towns in particular can rise and fall like the stock market – they’re quite interesting to watch.  Are we ready for one of them to sell in the $390’s?  The record right now sits at $389k.

One … one and a half … two … I’ll shed some light on what the difference in value is when it comes to your garage.  And there’s a home on Clark that shows a split screen of the GO Train.  I think if you’re going to do that, you should be a lot less than 3.6 kilometres away (a 40-minute walk).
