It’s a short list today, and I’m in the middle of an offer for a dear friend, so I’m just posting the property link below with some comments.
The two lots on Bronte are priced differently because of the cost to add services, with a slightly smaller frontage on the smaller lot. They have been on the market a long time, but now I think they dropped the price to the right level. I sold a similar lot a few years ago (the “Habitat” site) for $330k, and with market appreciation of 5% per year, $364k seems a lot closer to the right number.
Not far from that, there’s a townhouse at 64 Bronte. I have had clients who have said “keep on driving” after pulling into the complex, so be warned… it’s not the prettiest looking area. For the same money, I would personally look elsewhere. See today’s song choice… “Keep on Driving” by Charles Bernstein.
Here’s the floor plan for Costigan. On paper, it’s awesome – two parking spots, a lovely walk-out balcony with a terrace facing greenspace, and a nice size for a two-bedroom condo. Unfortunately the plan stinks. The “great room” is not that great, with barely enough space to fit a couch, and an awkward setup for living.
If you’re in the market for a bungalow, Malick is a lovely choice, with a loft upstairs for guests or grandkids. It’s located in Drury Park, which is Milton’s only “adult community”.
Finally, if you click the arrows in the top left corner of the link, you’ll find a duplex on Mary Street across from Victoria Park in the heart of downtown. I’ll be checking it out this afternoon, so if you like the way it looks, send me an email and I’ll give you some feedback.
