Finney didn’t get the offers they wanted for $410k, so they’re back at $425k. Sometimes it happens. They should be fine at the new price.
Speck Crossing is artificially low… the last few sales of that model have been above and below $700,000. Same with Porter Way… there have been a few sales even more than $550,000, and they have everything – brick exterior, end unit, finished basement, and well-kept.
I wonder at what point burnout starts to set in with multiple offers. We posted the link to the Price Report yesterday, with an average PER DAY increase of $186 in Milton. In Toronto it’s $550 a day. I can start to see some signs that buyers are just drained from this crazy market… which may serve to balance things out a little bit.
To me, that means agents need to be careful when they purposefully under-list properties. A much safer strategy for the month of June and beyond is to put it at a fair value and go from there.
Of course, a blanket statement like that will always require exceptions based on the unique situations that exist out there. We’ve helped more than 1,200 families make the big move, and I can’t think of any two situations that were exactly the same.
Clover Park is the strongest pick of the day. The detached double garage homes in the low-$700’s have been flying off the shelves. Some parts of Clover Park back onto Bronte or Derry, but this one is tucked away into the Bronte Meadows neighbourhood. Is it perfect inside? Nope, but if it was, the first digit would be an eight (or at least a very high seven).
