More than meets the eye!

From the moment your call pulls up to this property, you’ll notice the meticulous attention to detail.

This is definitely not a “regular” home. Some upgrades are immediately visible, while others reveal themselves only after living here. Both are equally impressive.

The More Obvious Features

Model & Size: This is an Arista Livingston model with more than 3,320 square feet of living space above grade – plenty of room for family, entertaining, and flexible use.

Curb Appeal: The exterior has been upgraded with an interlock driveway, a matching walkway, and backyard hardscaping that includes armour stone steps leading to the pool area.

Backyard Oasis: A custom Pioneer pool has been built with a waterfall feature, a shallow sun ledge for lounging, and even a built-in seat tucked under the waterfall for a unique spot to cool off.

Pool Privacy: To keep the backyard looking polished, wood screening was added to discreetly hide the pool equipment and the air conditioner.

Chef’s Kitchen Appliances: The kitchen is equipped with premium appliances including a Sub-Zero fridge, Wolf microwave, wall oven, cooktop, and hood fan, plus a whisper-quiet Miele dishwasher.

The fridge and dishwasher are finished with custom cabinet panels for a seamless, high-end look.

Trim & Millwork: Every level of the home features upgraded trim details – custom baseboards, headers, and mouldings that elevate the overall feel.

Wall Detailing: Panelled wainscotting has been added across all three levels of the home, including the staircases, adding a sense of craftsmanship and warmth throughout.

Lighting & Window Coverings: All light fixtures have been upgraded, and California shutters have been installed throughout the home, offering both style and functionality.

Climate Control: A second air conditioner/heater was installed for the upper floors, ensuring comfortable temperatures year-round, even in the loft.

Loft Flex Space: The large loft feels like an above-grade finished basement.

Thanks to the dormer cutouts, it offers multiple distinct areas that can be used together or separately as a bedroom, nanny suite, gym, office, or play space.

Neighbourhood Perks: Location is a highlight – this home is just steps from the Sherwood Community Centre with its pool, library, skating rinks, and basketball courts.

There are parks and schools nearby, and downtown Milton is within a 15-minute walk.

The Subtle Features You’ll Appreciate

Practical Storage: At the front entrance, a full closet was added (the builder’s standard was just a half wall). This makes a big difference in keeping jackets and shoes from being carried through the house.

Additional hidden storage was built under the staircase landing bench – perfect for seasonal items or extra blankets. Even in the garage, there’s extra storage space built-in overhead!

Seamless Flooring: The same flooring material runs throughout the home, creating a clean, continuous look that’s rare to find.

Kitchen Details: To keep the backsplash area uncluttered, the electrical plugs were cleverly tucked under the upper cabinets instead of into the wall tile.

In the pantry, a dedicated plug makes it an ideal spot for a coffee station.

Water Systems: This home takes water seriously.

Under the kitchen sink you’ll find both an instant hot water dispenser and an instant chiller, so you can make tea without waiting for a kettle or enjoy chilled water on demand.

A reverse osmosis system provides purified water to both the sink and the fridge, meaning even your ice cubes are crystal-clear. On top of that, a whole-home water softener improves water quality everywhere. The induction cooktop can also boil water in under a minute.

Lighting & Skylight: The third-floor staircase includes a rare builder upgrade – a skylight – bringing natural light into an area that’s often dark in other homes.

Combined with the 22 pot lights spread throughout the house, the spaces always feel bright and inviting.

Home Theatre Ready: A conduit runs from behind the fireplace to the basement, allowing all home theatre wiring to be completely hidden.

In the loft, in-wall and ceiling speakers were placed to Dolby Atmos/DTS:X standards, creating a true surround-sound experience.

Custom Touches: Nothing was left standard. Every door has upgraded steepled hinges, all faucets match in the Moen 90-degree series, and there’s a motorized blind above the fireplace for convenience.

Even the square newel posts on the staircases were designed to match the upgraded main-floor pillars.

Structural Stability: Beneath the kitchen and laundry room, an extra concrete floor was added during construction. As a result, the flooring in these busy areas feels exceptionally solid underfoot.

Powered Upgrades: The ensuite Jacuzzi tub includes an additional heater to keep bathwater warmer for longer, and an outlet on the top landing was added specifically to power holiday lights along the railings.

Connectivity: CAT6 wiring was installed from the basement to the loft, which makes it an ideal home office or gaming space with reliable internet speed.

Yard Planning: When the backyard was built, the owners added chicken wire 2.5 feet below ground around all borders to reduce pests.

They also carefully selected trees: a Japanese Lilac that blooms with white flowers in the summer, and a Chantilly Pear that blossoms in the spring. Each was placed strategically to provide shade and seasonal interest as they mature.

Prepared for More: A concrete pad was poured and lines were run for a future generator hookup – something rarely considered but highly valuable.

Seasonal Delight: The dramatic open-to-above family room makes the perfect backdrop for a 12-foot Christmas tree.

The current owners loved the tradition of their children coming down the stairs and seeing gifts from the second-floor landing, creating memories that will last a lifetime.

About the Neighbourhood

Scott

Built around the same time as Harrison north of Derry Road, this neighbourhood mirrors the trend of starter houses closer to the train tracks, and larger houses further west with great views of the Escarpment. The builders who sold most of this area include Greenpark, Fieldgate, Arista, Mattamy and Heathwood.  Intracorp built some somes in the north that rival some of the larger east lot sizes. This neighbourhood has one of the highest concentrations of homes backing onto green space. Even though the density is still higher than the east neighbourhoods, this area consistently breaks price records and offers some of the most impressive homes in town.
