17-19 Peru Road is three parcels of land being sold as a group, with a total of 1.04 acres.

This property offers an extremely rare opportunity to own more than an acre of land within Milton’s urban boundaries.

The Land:

The property consists of three parcels, each with a very unique profile.

17 Peru Road

This is the bottom property with the deepest lot, measuring approximately 30 x 345 feet.  There is a semi-detached home that is in poor condition at the front of the property.

19 Peru Road

This is the smallest middle property, on an approximate 32 x 135 foot lot with a semi-detached home, also in poor condition.

We define “poor condition” on both properties as cosmetically dated, with minor structural issues and a long list of fix-up projects required.  Combined with the age of the houses (pre-WWII), we are not assigning any value to these structures when it comes to future plans for the lot.

0 Peru Road

This is the largest section of land, with 0.67 acres and a 64 foot frontage.  There’s a large storage barn in poor condition on this property, surrounded by shrubbery.  The north end of this property has a row of trees.

 

The Surroundings & the Future:

This property, along with the neighbouring properties, are zoned Future Development (FD), which is identified as the pink area in the zoning map.

Given what’s currently built on the east side of Peru Road, it is unlikely that any medium or high-density development will be allowed in this specific location.  But of course, Future Development means that the Town reviews any applications that come in, and makes a decision based on how well they align with the local, regional and provincial plans.

Based on conversations we’ve had, it’s our belief that the intention of the Town is to continue with a more low-density development in this area.

An example would be the properties on Given Lane.

Also, very similar to Given Lane, there is a dead-end planned further north on Peru Road, which would reduce traffic in the area… making it more desirable for Estate-style larger and more valuable properties.

Andrin Properties owns the land to the west, and as of July 2023, there is a proposal for a mix of detached, semi-detached and townhouse properties on this land.  You can find development updates on the Town’s website here.

There is currently natural gas and municipal water available on the street, and when the development begins in the Milton Heights area, it is expected that sewer service will also be an option.

The Peru Road properties back onto Sixteen Mile Creek to the east, and Conservation Halton has a regulation limit near the water that would not allow building in the back 40-60 feet (or so) of the property.

With over an acre to work with, this shouldn’t present any problems for building your ideal home.

The Opportunity:

While there haven’t been many similar sales in the last 3-6 months within Milton’s urban boundaries, it’s worth noting that 3328 Given Lane was a 132 x 250 foot lot with a bungalow that sold for $1.895 million on June 20th, 2023.

At 0.76 acres, Given Lane is 25% smaller than the combined size of the three lots on Peru Road, with similar surroundings of large lots with low-density detached properties.

17-19 Peru Road also backs onto a creek surrounded by forest, and faces lovely views of the Niagara Escarpment.
