There’s a home in today’s list with a somewhat clear view of the Escarpment, but it makes me wonder how much the view is worth. In appraisal terms, views are one of the most difficult things to quantify. There’s definitely a gap between the previous sales for the floor plan and the asking price, so that leaves us with the view to fill in the large price gap in between.

I think 100 Millside is a good deal, and remember that it’s value instead of cost in condo fees. Yes, these fees are higher, but the unit is larger and the fees include utilities and even cable TV. It’s helpful to look at condo fees on a “per square foot” basis when comparing buildings, and you also take out the cost to run your utilities.

To me, a building that’s operating at .40 to .70 cents per square foot for condo fees is within normal range. Any less, and there may be a shortfall that causes an increase in fees. Any more, and there’s probably mismanagement.

As a condo buyer, you have the ability to review all of the documents and financials for the building with your lawyer before buying, and we strongly suggest you do that.

And finally… even though Knight Trail doesn’t have the curb appeal, the location is what buyers will love … I’ll break down why Dempsey is such a great area to live.
