1538 Beaty Trail has been well-cared for by the original owners, who moved in to the home in 2003. There’s a new roof, new furnace, new air conditioner, and the basement has been set-up to be easily finished with Dry Core subfloor, wall studs and wiring already done. All builder light fixtures have been replaced, and a tree was planted many years ago that now provides shade and privacy in the backyard.

The patio in the backyard is large enough for a table and chairs and also has a natural gas hook up for barbecues, or you can enjoy some time by yourself or with company on the large front porch.

The floor plan is called a “Pilgrim” model, with 1740 square feet on the main and second level. It’s a very customizable layout – with an area for a family room that’s currently being used as a dining area, and the current family room can also act as combined living and dining area. What you’ll love about this level are the high 9-foot ceilings, the hardwood floors and stairs, the gas fireplace, and the direct access to the garage.

Upstairs, there are three bedrooms, including the master bedroom with a walk-in closet and an ensuite with a soaker tub and separate shower. Bedrooms #2 and #3 have direct access to the washroom in between. The highlight of this level might just be the laundry room, with built-in shelving and cabinets, a corner window, and lots of space for folding and organizing laundry.

The East Milton location provides great access to the 401 and the Go Train, and saves valuable commute time to Mississauga and Toronto compared to the West neighbourhoods. Just a short walk away, you can pick up a few groceries at Rabba Foods, grab an excellent Italian meal at Portabello’s, do your dry cleaning, pick up a prescription, or enjoy a hot beverage at the neighbourhood coffee shop at Derry & Trudeau. There are lots of great parks and walking trails nearby, too.

About the Neighbourhood

After Clarke and Dempsey finished, most of the building took place here in Beaty back in the early 2000’s. There was a strong demand for detached houses and larger double-garage homes for the move-up buyers who were growing their families in the neighbourhoods built a few years before. This area has some of the widest and deepest lots available in the new areas, including the no-longer-available 56-foot Wide Lots. This area is known for plenty of parks, and some of the best public and Catholic schools in Milton.
